Phile Homes and Stays

Guests may cancel free of charge up to 48 hours before check-in. Cancellations made within 48 hours of check-in will incur a 50% charge of the total booking amount. Same-day cancellations and no-shows will be charged 100% of the booking amount.

Refunds (if applicable) will be processed within 5–7 business days using the original payment method.

Date changes may be allowed subject to availability. In special or emergency situations, exceptions may be considered at management’s discretion.

Check-in is from 2:00 PM, and check-out is by 11:00 AM. Guests must present a valid government-issued ID or passport at check-in. The lead guest must be at least 18 years old and provide booking confirmation (email or SMS).

Full or partial payment must be completed before check-in. A refundable security deposit may be required.

Early check-in is subject to availability. Late check-in (after 8:00 PM) must be communicated in advance.

Only registered guests are allowed to stay overnight. Guests are expected to respect house rules, property guidelines, and maintain a peaceful environment.

A minimum stay of 2 nights is required for all bookings to ensure a comfortable and well-prepared experience for guests. The maximum stay limit is 30 nights, making the property suitable for both short visits and extended stays.

Longer stays beyond the maximum limit may be arranged upon request, subject to availability and approval. Special conditions may apply during peak seasons, holidays, or group bookings, and guests are encouraged to confirm stay details in advance to ensure a smooth reservation process.

Children of all ages are welcome at Phile Homes and Stays. Parents or guardians are responsible for supervising children at all times.

Children are included in the maximum occupancy limit. Infants (0–2 years) may stay free when using existing bedding. Baby cots or extra beds are available on request and may incur an additional fee.

The property may not be fully childproof, so parents are advised to take necessary precautions. Any damages caused during the stay will be the responsibility of the guest.

Please inform us in advance if traveling with children to ensure proper arrangements.

A 50% deposit is required at the time of booking to confirm your reservation, with the remaining balance due 24–48 hours before check-in or upon arrival, depending on the arrangement. A refundable security deposit of $100 may be collected prior to check-in to cover any potential damages or extra cleaning and will be refunded within 24–48 hours after check-out, subject to inspection.

Complimentary high-speed WiFi is available throughout the property, including rooms and common areas. Login details will be provided at check-in.

Guests are expected to use the internet responsibly and in compliance with local laws. Activities such as illegal downloads, streaming abuse, or any misuse that may disrupt network performance for other guests are not permitted.

On-site parking is available for guests for convenience and security. Spaces may be limited and are allocated on a first-come, first-served basis.

Parking may be free or subject to a small daily fee depending on the booking. Guests are advised to park responsibly and ensure their vehicles are securely locked at all times.

Phile Homes and Stays strives to accommodate guests of all needs. Some units may offer step-free access, spacious layouts, and easy movement within living areas.

However, the property may not be fully equipped for all accessibility requirements. Guests with specific needs (e.g., wheelchair access, mobility assistance) are encouraged to contact us in advance so we can confirm availability and make suitable arrangements where possible.

We are committed to providing a comfortable stay and will do our best to assist guests with special requirements.

Guests are responsible for maintaining the property in good condition during their stay. Any damage to the property, furniture, or amenities must be reported immediately.

Costs for repairs, replacements, or excessive cleaning due to damage, negligence, or misuse will be charged to the guest. This may be deducted from the security deposit where applicable.

Normal wear and tear are excluded. We encourage guests to treat the space with care and respect to ensure a pleasant experience for everyone.

For bookings of 10 rooms or more, guests must contact management in advance for confirmation and arrangements.

A 50% deposit is required to secure the booking, with full payment due before check-in. Customized rates and packages may be available based on group size and length of stay.

Room allocation and special requests are subject to availability. Group cancellations may be subject to stricter policies.
